Joel advises on complex property matters with a strong commercial focus. His work is characterised by careful issue identification, technical precision and a proactive approach to managing matters efficiently and on time. He is known for anticipating risks early and addressing them before they become obstacles to progress.

Joel’s expertise span retail, commercial and telecommunications leasing, acquisitions and sales of commercial and development land and property-related state tax issues. He regularly advises family groups and high-net worth individuals on complex stamp duty exemption matters, particularly for properties held in discretionary and unit trust. His experience also includes advising on property-related issues arising in deceased estates matters.

Joel is responsive and clear in his communication and provides pragmatic guidance tailored to the client’s objectives and level of experience. He works comfortably with both first-time clients and experienced operators, building long-term working relationships based on trust and consistency.

Prior to joining Velocity Legal, Joel worked in-house within a major property development organisation, giving him a strong understanding of the needs of larger corporate clients as well as private clients and investors. He is a member of the Urban Development Institute of Australia, reflecting his strong interest in property development and his commitment to staying informed about trends and regulatory developments shaping the property landscape. Joel is also a regular presenter for Leo Cussen and CPA discussion groups, demonstrating his ability to communicate technical property issues clearly to professional audiences.

Experience

  • Acting for the vendor in the $53 million sale of major greenfield development land;
  • Advising and negotiating a complex commercial lease for large CBD premises with aggregate rent exceeding $13 million;
  • Advising on complex stamp duty exemption applications, with particular focus on properties held in discretionary and unit trust structures;
  • Advising vendors and developers on the sale and purchase of development land;
  • Advising on commercial property transactions involving numerous retail and commercial leases and,
  • Advising on the sale of a retirement village and assignment of all residence agreements.
